Aries Henderson NV: Community Guide, Homes & Parklane Tour
Aries is Henderson's newest master-planned community: more than 1,100 acres on the east side of the city, across Lake Mead Parkway from the Lake Las Vegas area. PulteGroup opened it in September 2026, and it's planned for up to about 3,000 new homes across 24 neighborhoods (Las Vegas Review-Journal; City of Henderson).
Why buyers are looking at Aries
- Brand-new homes with builder warranties. Everything here is new construction, so you get modern floor plans, current building codes, and the chance to pick your finishes or grab a quick move-in.
- Choice of home styles. Pulte's neighborhoods range from smaller single-story homes to larger single-story plans and two-story homes, with published launch prices from the $300,000s to the $500,000s (FOX5 Las Vegas).
- Parks built into the plan. Three community parks are planned, with pickleball, sand volleyball, splash pads, play areas, and BBQ spaces (Aries: Amenities; Review-Journal).
- Close to the outdoors. Lake Las Vegas and the Lake Mead National Recreation Area are nearby, and the Water Street District and The District at Green Valley Ranch are within driving distance for dining and shopping (Aries: Amenities).
- Getting in early. Buying in a community's first phases often means the best choice of lots and plans, though you'll also live with construction nearby for a while as later neighborhoods are built.
I've toured the model homes in Aries' first neighborhoods, so this guide covers what buyers ask me most: what's planned for parks, which neighborhoods and builders are selling, what homes start at, and the Three Kids Mine history. Then I'll take you inside the Parklane, the largest single-story model at Oasis Canyon at Aries, with the upgrade and lot-premium numbers I was quoted. You'll find a map of where Aries sits near the end.

What Is Aries in Henderson, NV?
Aries is a new master-planned community from PulteGroup. Here are the basics from published sources:
- Size: more than 1,100 acres (Las Vegas Review-Journal; FOX5 Las Vegas).
- Planned homes: up to about 3,000, across 24 neighborhoods (City of Henderson via LinkedIn; City of Henderson 2025 State of the City).
- Grand opening: September 2026, with five neighborhoods selling at launch (Review-Journal).
- Builders: Pulte Homes is selling now. Del Webb (PulteGroup's 55+ brand) is expected to follow, and Pulte has sold lots in Aries to Richmond American Homes and D.R. Horton (Review-Journal).
Parks and Open Space at Aries
Parks are a big part of the Aries plan, but they're still being built. Aries' site describes 3 parks coming to the community (Aries: Amenities), and the City of Henderson has cited 40 acres of parks (City of Henderson). Pulte's plans include:
- Pickleball and sand volleyball courts
- Splash pads and play areas
- BBQ areas
(Review-Journal). Pulte's Sora page also lists on-site community parks and walking trails (Pulte). Ask the sales team for the current park timeline and the community map, since early buyers will move in before every amenity is finished.
Aries Neighborhoods and Builders
Aries' site lists sales centers for four Pulte neighborhoods so far: Dalea, Desert Mesa, Oasis Canyon, and Sora (Aries: Plan Your Visit). At launch, published prices across Aries ranged from the $300,000s to the $500,000s (FOX5).
- Oasis Canyon: Pulte's larger single-story homes, 2,210 to 2,519+ sq ft (details below).
- Desert Mesa: smaller single-story homes. The plans I toured run about 1,507 to 1,721 sq ft, and Aries lists the Independence plan as starting in the mid $400Ks (Aries: Independence).
- Sora: two-story homes from $463,990, 2,134 to 2,489 sq ft (Pulte).
- Dalea: has its own sales center at 1202 Sandara Lane (Aries: Plan Your Visit).

The Three Kids Mine History (and Why People Search It)
A lot of buyers Google "Three Kids Mine Henderson" once they learn about Aries, so here are the facts. Aries sits on the former Three Kids Mine site, which produced manganese from 1917 to 1961. The Nevada Division of Environmental Protection oversaw the cleanup. The Review-Journal reported the estimated cost at about $257 million. In June 2026, the city's redevelopment director told the Review-Journal that remediation work was complete (Review-Journal).
If this matters to you, and it's a fair thing to ask about, request the environmental disclosures from the builder and read them, and look at the Nevada Division of Environmental Protection's Three Kids Mine page yourself. NDEP's May 2026 fact sheet says asbestos cleanup was finished in February 2025 and tailings containment in June 2025, while waste-rock reclamation and native-soil cover over the waste rock are scheduled to wrap up by March 2028. I'm happy to help you track them down.
Inside the Parklane Model at Oasis Canyon
The Parklane is a big single-story plan: 2,519+ square feet, 3–4 bedrooms, 2.5–3.5 baths, and a 2- or 3-car garage (Pulte). These are the things I'd want you to notice in person.
Entry, Flex Garage, and the Optional Guest Suite
You walk in through an 8-foot front door. One side of the plan is a flex zone: you can choose a tandem third garage bay or an optional guest suite with its own exterior door. That suite is a nice option if you want a next-gen setup, a long-term guest, or a home office with a separate entrance. Decide on it early, because it's part of the structure.
Bedrooms, Office, and Laundry
In the model, both secondary bedrooms have walk-in closets, which you don't always get in secondary bedrooms. The laundry room has space for a second refrigerator, plus a sink and upgraded cabinets in the model. The office has upgraded doors, there's a half bath for guests, and the home has 8-foot interior doors throughout.
Great Room, Kitchen, and Dining
This is the heart of the plan. A few details I liked:
- Ceiling expansion seams. They're there so the ceiling can expand and contract with our heat and cold. That helps prevent hairline cracks.
- A linear fireplace in the great room.
- A double waterfall island with black quartz, built-in KitchenAid appliances, a 5-burner gas range, double ovens, and a very large walk-in pantry.
- A formal dining room that's big enough for an 8-person table.
Primary Suite
The primary suite sits off by itself in a corner of the home, away from the other bedrooms. It has an oversized rear window, a zero-threshold walk-in shower (you can also choose a separate tub and shower), and a giant walk-in closet.

What Upgrades Actually Cost (From My Tour)
One question I get all the time is what the upgrades in the model really cost. Quoted at time of filming (October 2026), not current pricing. These are the prices I was given at the model while filming. Your numbers will depend on your plan, your lot, and when you buy, so treat them as ballpark figures and confirm current pricing with the sales team.
- Linear fireplace: about $5,000
- Drop-down ceiling accent over the island: about $1,200
- Stacked upper cabinets: about $7,000
- 4-panel stacking slider (replacing windows on one wall): about $6,000–$9,000, depending on the model
- Corner "alternative" slider: about $24,000
My rule of thumb: builders usually see buyers spend about 10–20% of the sales price on upgrades. Each community tracks its own average. (That's what I've seen working with builders, not a published statistic.)
Do the structural items now. Sliders, the guest suite, and anything else inside a wall are very hard to add later. You don't want to be ripping out a wall after you close. Cosmetic items like paint, light fixtures, and some built-ins are often cheaper to do after closing. It comes down to price and effort.
Lot Premiums and Strip Views
Lot premiums can surprise buyers, so I asked. At Oasis Canyon, here's what was quoted to me at the model during filming (October 2026). Pulte's Oasis Canyon pages list base prices but not lot premiums (checked October 26, 2026), so ask the sales office for current premiums on your lot:
- Lot premiums average roughly $30,000–$50,000
- They range from about $18,000 up to about $115,000
- Lots at about $50,000 and up generally include some kind of Strip view
Two things to keep in mind:
- Views can change. The model I toured had a full Strip view, but homes were still going in behind it, and that view probably won't last. Before you pay for a view, ask what's planned on the lots around yours.
- Rear fencing. On some street-facing lots, the back has an iron fence instead of a full block wall. That feels more open, but you give up some privacy. Check which one your lot gets.
Also note that in the model, the covered patio and a paver section come with the home, but the rest of the backyard is dirt. Budget for landscaping. (The model's backyard below is fully landscaped and furnished for display.)
Quick Move-In vs. Building From the Ground Up
At Oasis Canyon you can buy a lot and build, or pick a quick move-in (QMI) home that's already underway or finished.
Why I often point buyers to quick move-ins: - You know exactly what you're getting, because the finishes are already chosen. - Builders often put their strongest incentives on QMI homes. - You avoid getting "upgrade creep" on a to-be-built home.
Why some buyers build: - You choose the lot, the structural options (guest suite, sliders), and the finishes. - You can save the upgrade budget for what matters most to you.
When I filmed, I expected Parklane quick move-ins to land around the mid-$600s. As of October 26, 2026, Pulte's site showed one Parklane quick move-in as available now at 1254 Verada Ave (3 bd, 2.5 ba, 2,519 sq ft), listed at $679,975, down from $725,975. Pulte's page also advertised a 5.99% (5.973% APR) 30-year fixed rate or a 4.75% (5.672% APR) 7/6 ARM for new contracts signed October 9–31, 2026. Per Pulte's fine print, those rates require Pulte Mortgage, are based on a 780 credit score and a primary residence, and are first come, first served; the 30-year loan must be locked by December 1 and closed by December 31, 2026, and the ARM must be locked and closed by December 31, 2026 (Pulte). Quick move-ins can go under contract fast, so contact me to check if it's still available.
A Note on Financing Incentives
Quoted at time of filming (October 2026), not current rates: the builder was advertising interest-rate incentives for qualified buyers of about 5.25% for VA and 5.99% for conventional loans. Incentives change often, so ask what's offered today. As of October 26, 2026, Pulte's Oasis Canyon page listed the conventional 30-year fixed and 7/6 ARM offers above and did not list a VA-specific rate (Pulte). With prices in this range, FHA may not fit many Parklane purchases: the 2026 FHA limit for a single-family home in Clark County is $541,287 (HUD FHA Mortgage Limits).
Builder incentives usually require the builder's preferred lender, so compare the full picture before you commit: rate, closing costs, and price.

Is Aries Right for You? Questions I'd Ask
- What's the total price with the lot premium and the options I actually want?
- What's planned on the lots behind and next to me, and when will the nearby parks open?
- Block wall or iron fence on my lot?
- What are the HOA / community association fees, and is there a separate improvement-district (LID) assessment? Pulte's plan pages say community association fees may be required but don't list an amount (Pulte), so get the total monthly figure for your lot in writing.
- Which incentives require the builder's lender, and what's the deadline?
- What's the estimated completion date in writing?
If you want your own agent at a new-construction community, know how it's paid: buyer-agent compensation is negotiable and set in a written buyer agreement you sign with your agent. Builders may offer to cover some or all of it, so ask what Pulte is offering on your home. One catch: most builders require your agent to register you on your first visit. Call me before you walk into the sales office.
