Henderson vs. Summerlin (2026): Pros and Cons of Each
Henderson and Summerlin are the two names I hear most from buyers moving to the Las Vegas Valley, and they're on opposite sides of town. Henderson is its own city of about 364,000 people in the southeast valley (Nevada Department of Taxation). Summerlin is a single 22,500-acre master-planned community on the west edge, next to Red Rock Canyon, with nearly 130,000 residents (Howard Hughes Communities). Both have parks, trails, new construction and resale homes at many price points. The differences show up in price, HOA dues, commute and what's out your back door.
Why buyers compare Henderson and Summerlin
- Price. The 30 most recent Summerlin sales had a median of $621,500, while the Henderson areas I track had medians from about $467,000 to $674,000 (GLVAR MLS, Oct. 2026; table below).
- HOA dues. The Summerlin sample's median HOA was about $207 a month. Most Henderson areas I checked were under $100 (same MLS data).
- Commute. Green Valley in Henderson is about 12 minutes from the airport, and Downtown Summerlin is about 24 (OpenStreetMap estimates, no traffic).
- Outdoors. Summerlin sits at Red Rock Canyon. Henderson is the closer side for Lake Mead and Lake Las Vegas.
- New homes. Summerlin had 22 neighborhoods actively selling in mid-2026 (Howard Hughes Communities). Henderson has new master plans like Aries, Cadence and Meriden.

What Homes Cost in Henderson vs. Summerlin
Henderson isn't one market. It's a city made of many communities, so I compare it area by area. These are the 30 most recent closed sales in each area on the GLVAR MLS as of October 27, 2026.
| Area | Sales dates | Median sold price | Median $/sq ft | Year built | Median HOA (monthly) |

Source: GLVAR MLS data on vivahomevegas.com "recently sold" pages for each area, read October 27, 2026. Medians and HOA figures computed by me from each listing's sold price, square footage and MLS HOA fee (converted to a monthly amount). The Summerlin sample includes condos, townhomes and some sales in age-restricted Sun City Summerlin. Each site draws area boundaries its own way, so treat these as snapshots, not official statistics.
For context, the median existing single-family home across the whole valley was $470,000 in September 2026 (Las Vegas REALTORS®).
What this means for you: in this snapshot, Summerlin's median price per square foot ($339) was higher than every Henderson area in the table. Lake Las Vegas came closest at $315. If you want the most house for the money, older Henderson areas like Green Valley usually stretch a budget further. If you want newer construction in Henderson, Cadence and Inspirada had the most recent build years. My full breakdown of those areas is in my Top 5 Neighborhoods in Henderson guide.

HOA Dues, SIDs and Property Taxes
HOA dues
Summerlin has community associations for its different areas, including the Summerlin North and Summerlin South community associations (Summerlink), and many neighborhoods add a sub-association on top. In the Summerlin sample, the median HOA was about $207 a month, with listings from $65 to $692.
Henderson ranges widely. Older parts of Green Valley showed a $38 median, and a few homes in the sample had no HOA at all. Guard-gated enclaves cost far more: Anthem Country Club's recent sales showed a median of about $386 a month, and MacDonald Highlands about $330 (same MLS data).
Special Improvement Districts (SIDs)
A SID assessment pays off bonds for streets, sewers and other public improvements. It's billed separately from property tax and is a lien on the home until it's paid (Clark County Treasurer). The County Treasurer's current schedule still lists Summerlin districts, including SID 128A (The Summerlin Centre, final payment Dec. 1, 2030) and SID 159 (Summerlin Village 16A, final payment June 1, 2035) (Clark County Treasurer). Henderson has districts too, while Cadence says it has no SID or LID fees (Cadence). Look up any parcel on Assessment Management Group before you write an offer.
Property tax
Rates depend on the tax district. For fiscal year 2026–27, the Clark County Treasurer lists 2.9613 for the Henderson City district, 3.2782 for the Las Vegas City district and 2.9328 for the Summerlin Town district (Clark County Treasurer). Nevada also caps yearly increases on a primary residence at 3%. I cover how that cap works in my Moving to Las Vegas relocation guide.
Commute and Getting Around
Estimated drive times without traffic, from a central point in each area:
| From | To the Strip (Bellagio) | To the airport (Terminal 3) | To Downtown Las Vegas (Fremont St.) | To the other side |
|---|---|---|---|---|
| Downtown Summerlin | 21 min | 24 min | 19 min | 36 min to Henderson City Hall |
| Green Valley, Henderson | 15 min | 12 min | 18 min | 27 min to Downtown Summerlin |
| Inspirada, Henderson | 22 min | 22 min | 28 min | 34 min to Downtown Summerlin |
| Cadence, Henderson | 25 min | 22 min | 23 min | 37 min to Downtown Summerlin |
Estimates from OpenStreetMap routing (OSRM), run October 27, 2026. They assume no traffic, so add time at rush hour.
Summerlin's main routes are Summerlin Parkway and the 215 Beltway (Summerlin). Henderson connects to the rest of the valley through the 215 Beltway and I-11. If you fly often or work near the airport or the south Strip, Henderson usually wins on time. If you work in Summerlin, the northwest or downtown, Summerlin is the shorter drive.

New Construction on Both Sides
Summerlin: Howard Hughes reported more than 125 floor plans across 22 actively selling neighborhoods, and RCLCO ranked Summerlin No. 8 in the nation with 547 home sales in its 2026 mid-year report (Howard Hughes Communities).
Henderson: the newest master plans include Aries, Meriden, Cadence and Inspirada. My New Construction Homes in Henderson guide compares the builders, prices and incentives, and my Aries Parklane tour shows what a new Pulte home looks like inside.
Tip: most builders require your agent to register you on your first visit. Call me before you walk into a model on either side of town.
Pros and Cons of Henderson
Pros - Lower median prices and HOA dues in many established areas, like Green Valley - Shorter drives to the airport and the south end of the Strip - A large city parks system with 77 parks and 300+ miles of trails - Close to Lake Las Vegas and Lake Mead - New master plans with brand-new homes (Aries, Meriden, Cadence, Inspirada)
Cons - A long drive (about 30 to 37 minutes) to Summerlin, Red Rock Canyon and the northwest - Very different HOA, age and price profiles from one neighborhood to the next, so research each one - Older areas mean older roofs, A/C units and pool equipment to budget for
Pros and Cons of Summerlin
Pros - Red Rock Canyon at the edge of the community - One master plan with a connected trail system and hundreds of parks - Downtown Summerlin for shopping, dining, hockey practices and Triple-A baseball - Lots of new construction choices
Cons - Higher median price and price per square foot in this snapshot - Higher typical HOA dues (about $207 a month in the sample) - Some parcels carry SID assessments, so check before you buy - About 24 minutes to the airport and 36 to Henderson
So, Henderson or Summerlin?
Henderson may fit better if you want: more price range, lower HOA options, quick airport access, lake time on the weekends, or a brand-new home in an east Henderson master plan.
Summerlin may fit better if you want: Red Rock Canyon trailheads close by, one master plan with a connected trail system, Downtown Summerlin's shopping and sports, and you work on the west side.
