Moving to Las Vegas From Out of State: 10 Things to Know First
Moving to Las Vegas from out of state comes with a short list of Nevada-specific deadlines and desert habits that catch new residents off guard. You have 30 days to get a Nevada driver's license and register your car (Nevada Legislature). July's average high at the airport is 104.5°F (NOAA). And your sprinklers can only run on assigned days (SNWA). This checklist covers the practical steps I go over with every out-of-state buyer, in the order you'll need them.
Why this checklist matters
- Nevada's clock starts when you become a resident. License and registration are both due within 30 days.
- Your car may need a smog check before you can register it in the Las Vegas area (Nevada DMV).
- One form can protect up to $605,000 of home equity, but only if you file it (NRS 115.010).
- Desert living has rules, from watering days to pool sizes.
- Summer heat and monsoon storms change how you maintain a home here.
This is the short version. For home prices, Nevada's property-tax cap, the DMV document list and the Henderson communities I show most, read my full Moving to Las Vegas in 2027 relocation guide.

Planning a move from another state? Call or text me at 702-496-8216. I'll walk you through the timing and set up video tours before you ever book a flight.
Before You Move
1. Pick your side of the valley first
"Las Vegas" covers several cities and unincorporated areas, and they can be 30-plus minutes apart. Decide where you'll work, how often you'll fly and what kind of home you want, then narrow the map. These guides help:
- Henderson vs. Summerlin: pros and cons
- Top 5 neighborhoods in Henderson
- Living in Green Valley, Henderson
- Living in Rhodes Ranch (southwest valley)
- Las Vegas high-rise condos (near the Strip)
- New construction in Henderson
2. Get pre-approved and line up video tours
Out-of-state buyers do best with a lender pre-approval and a shortlist before the first trip. My relocation guide explains how I run remote tours and one-trip showings. If you'll look at new construction, call me before you contact a builder so I can register you.
3. Book utilities before move-in day
You'll usually set up four accounts. Which water provider you have depends on the address.
- Electric: NV Energy (nvenergy.com)
- Natural gas: Southwest Gas (request service)
- Water and sewer: City of Henderson for Henderson addresses (start service), or the Las Vegas Valley Water District for much of Las Vegas and unincorporated Clark County (start service)
- Trash and recycling: Republic Services serves Henderson and Las Vegas (Republic Services)
Tip: put the first bills in your name. They double as proof of your Nevada address at the DMV.
Your First 30 Days
4. License, registration and a possible smog check
Get your Nevada driver's license and register your vehicles within 30 days of becoming a resident (Nevada Legislature). The full list of documents to bring is in my relocation guide.
What many people miss is the emissions test. In the Las Vegas urban area, gasoline vehicles (and diesels up to 14,000 lbs GVWR) generally need a passing smog check to register (Nevada DMV). Some exemptions:
- New vehicles are exempt for their first three registrations
- New hybrids are exempt for their first five model years
- Electric vehicles and motorcycles are exempt
A passing test is valid for 90 days (180 days on a car bought from a Nevada dealer), so don't do it too early.
5. Know what Nevada taxes and what it doesn't
Nevada doesn't tax wages or salaries (Nevada Department of Taxation). The sales tax rate in Clark County is 8.375% (Nevada Department of Taxation), so budget for it on furniture, appliances and that first Costco run. Talk with a tax professional if you'll keep income or property in your old state.
6. After you close: file your homestead and watch for the tax postcard
Two pieces of mail-and-paperwork that protect you as a new owner:
- Declaration of Homestead. Nevada protects up to $605,000 of equity in your primary home from most creditors (NRS 115.010), but it isn't automatic. You record a notarized Declaration of Homestead with the Clark County Recorder. It doesn't protect against your mortgage or property taxes.
- The Assessor's postcard. Return it to keep the 3% tax-increase cap on your primary residence. I explain how the cap works in my relocation guide.
Living in the Desert
7. Learn your watering days
Every municipal water customer has an assigned watering group, and Sunday watering is prohibited year-round (SNWA):
| Season | Sprinkler days allowed |
|---|---|
| Summer (May 1 – Aug. 31) | Assigned days, never between 11 a.m. and 7 p.m. |
| Fall (Sept. 1 – Oct. 31) | Three assigned days a week |
| Winter (Nov. 1 – Feb. 28) | One assigned day a week |
| Spring (March 1 – April 30) | Three assigned days a week |
Find your group on your water bill or SNWA's lookup. Watering outside your days can bring a water-waste fee. Nevada also bans irrigating "nonfunctional" grass with Colorado River water at commercial, multi-family and government properties starting in 2027. That law doesn't apply to grass in homeowners' yards (SNWA).
8. Plan for real summer heat
At Harry Reid International Airport, the 1991–2020 normals put July's average high at 104.5°F and the average low at 82.0°F (NOAA). The all-time record is 120°F, set on July 7, 2024 (National Weather Service).
What I tell buyers: - Have the A/C serviced before summer, and ask the seller for the unit's age and service records. - Ask about window tint, sun screens and the attic's insulation. - Check the garage. Many people park outside, and a car parked in the sun gets very hot. - If you're moving in summer, schedule movers early in the morning.
9. Respect monsoon season and flash floods
The valley gets very little rain. The airport's normals add up to about 4.2 inches a year. But storms come fast. The National Weather Service treats June 15 through Sept. 30 as monsoon season in the Southwest (National Weather Service), Locally, the City of Las Vegas says the season typically runs from late June to mid-September and can bring flash floods, lightning, dust storms and damaging downbursts (City of Las Vegas). Never drive or walk through a flooded wash or road. When you tour homes, look at drainage around the lot and ask whether water has ever pooled near the foundation.
10. Know the pool rules before you dream of one
Want to add a pool? In July 2022, the Southern Nevada Water Authority backed a 600-square-foot limit on the water surface of new residential pools, and the Las Vegas Valley Water District and other local agencies adopted the change (SNWA). Buying a home that already has a pool is often simpler, so add it to your search filters. Check the equipment age and resurfacing history during inspection.
Bonus: HOAs Are Common Here
Many Las Vegas and Henderson homes are in at least one homeowners association, and some have two. Before you buy, read the Nevada resale package (NRS 116) for dues, reserves, rules and any special assessment. I go through what to look for in my Rhodes Ranch guide and my high-rise condo guide.
And once you're settled, see what's going on around town in my weekly Things to Do in Las Vegas and Things to Do in Henderson pages, or read why Las Vegas is more than the Strip.
