Top 5 Neighborhoods in Henderson, NV (2026): Prices, HOA & Parks
Henderson is the second-largest city in Nevada's Las Vegas Valley, with about 364,000 people (Nevada Department of Taxation), and it's really a collection of very different neighborhoods. A 1980s home in Green Valley and a brand-new home in Cadence can be 15 minutes apart and feel like two different cities. The City alone manages 77 parks, eight recreation centers and more than 300 miles of trails (City of Henderson), and several master-planned communities add their own parks and pools.
Why buyers are looking at these Henderson neighborhoods
- A wide price range. Recent medians ran from $466,950 in Cadence to $673,950 in Lake Las Vegas (GLVAR MLS, Oct. 2026).
- Low-HOA options. Green Valley's recent sales showed a median HOA of about $38 a month, and some homes had no HOA at all.
- Parks built in. Inspirada and Cadence are planned around large community parks with pools, splash pads and pickleball.
- A quick airport run. Green Valley is about 12 minutes from Harry Reid International without traffic.
- Lake and golf living. Lake Las Vegas has a 320-acre lake and a Jack Nicklaus golf course.
I'm Andrew Guiant, a REALTOR® with Simply Vegas, and I've filmed home tours in every neighborhood on this list. Below I explain how I picked them, then give each one's prices, HOA dues, home styles, amenities and drive times. My video tours are at the end.

How I Picked These 5 Neighborhoods
"Best" depends on what you need, so I used criteria anyone can check:
- Amenities you can verify: public parks, trails, recreation centers, lakes or golf, as listed by the City of Henderson or the community itself
- Home styles: a real mix of home types or ages in recent sales
- HOA dues: what recent MLS listings actually show
- Commute: estimated drive times to the Strip and the airport
- Price range: the 30 most recent closed sales on the MLS
I didn't rank by schools, crime statistics or who lives in an area. Those aren't my call to make, and fair housing rules keep REALTORS® out of it. You can check school assignments yourself on the CCSD zoning search. The list is in order of drive time to the airport, not a ranking.

Prices and HOA: GLVAR MLS data on vivahomevegas.com "recently sold" pages for each community, read October 27, 2026, covering sales from July to October 2026 depending on the area. Medians computed by me from each listing's sold price and MLS HOA fee (converted to monthly). Drive times: OpenStreetMap routing (OSRM), run October 27, 2026, from a central point in each community to Bellagio and Terminal 3, no traffic.
1. Green Valley
Best for: established streets, low HOA dues and the shortest commute on this list.
Green Valley was the first master-planned community in the Las Vegas Valley. American Nevada Company broke ground on it in 1978 (American Nevada Company). Today it's mostly resale homes on mature streets, with Green Valley Ranch farther south.
- Prices: the 30 most recent sales (Sept. 30 – Oct. 23, 2026) ran $240,000 to $1,475,000, with a $494,000 median. Single-family homes had a $541,000 median.
- Home styles: mostly detached homes, about two-thirds two-story in the sample, plus some condos and townhomes. Built 1979 to 2007.
- HOA: $38 a month median, and three of the 30 sales showed no association.
- Amenities: Cornerstone Park, with a 31-acre lake, trails and courts on a former gravel mine (Nevada Division of Environmental Protection); the paved Pittman Wash Trail, about 4 miles (TrailLink); and the Henderson Multigenerational Center with three pools and a climbing wall (City of Henderson).

2. Anthem
Best for: foothill views, a mix of all-ages and 55+ villages, and guard-gated golf homes.
Anthem sits in the hills of south Henderson and isn't one HOA. It's several communities next to each other:
- Anthem Highlands: an all-ages community with public parks like six-acre Esselmont Park (lighted dog park, splash pad, playground), walking and biking trails, and Revere Golf Club's two 18-hole courses nearby (Anthem Highlands). Recent "Anthem" sales had a $564,500 median and a $72 median HOA (July 24 – Oct. 23, 2026).
- Sun City Anthem: a Del Webb community for residents 55 and older, with 7,144 single-story homes and three community centers (Sun City Anthem). Its 30 most recent sales had a $513,500 median, and HOA dues were about $145 a month.
- Anthem Country Club: guard-gated, with 27 sales from September 2025 to October 2026 at a $1,650,000 median and a median HOA of about $386 a month.
3. Inspirada
Best for: newer homes and townhomes built around big community parks.
Inspirada, in southwest Henderson, is centered on six parks: Attesa, Aventura, Capriola, Potenza, Montagna and Solista. Several have resident pools, heated seasonally from mid-March through mid-October, and Aventura alone covers more than 20 acres (Inspirada Community Association).
- Prices: the 30 most recent sales (Sept. 18 – Oct. 23, 2026) ran $350,000 to $865,000, with a $535,000 median. Single-family homes had a $610,000 median.
- Home styles: 12 of the 30 sales were townhomes. The rest were mostly two-story single-family homes, built 2008 to 2026.
- HOA: $85 a month median.
- New homes: builders selling there include Lennar and Toll Brothers. Current prices are in my New Construction Homes in Henderson guide.
4. Cadence
Best for: newer construction at the lowest median on this list, with no SID or LID fees.
Cadence is a 2,200-acre master plan off Lake Mead Parkway. It has a master HOA plus sub-associations in some neighborhoods, and it says there are no SID/LID fees (Cadence). Its nearly 50-acre Central Park has splash pads, pickleball courts, two amphitheaters and a seasonal pool (Cadence).
- Prices: the 30 most recent sales (Oct. 2 – 26, 2026) ran $303,000 to $649,990, with a $466,950 median.
- Home styles: 7 of the 30 were townhomes, and the rest were single-family homes. All were built 2016 or later.
- HOA: $75 a month median.
- Location: about 8 minutes from Henderson City Hall and the Water Street District.
5. Lake Las Vegas
Best for: lake views, golf and water sports, if you don't mind the longer drive.
Lake Las Vegas surrounds a 320-acre lake. Residents can paddle board, kayak or rent electric boats, and The Village has restaurants and a neighborhood grocery store. Reflection Bay Golf Club is a Jack Nicklaus course (Lake Las Vegas).
- Prices: the 30 most recent sales (Sept. 14 – Oct. 23, 2026) ran $458,300 to $6,400,000, with a $673,950 median. Single-family homes had a $792,500 median.
- Home styles: single-story and two-story homes, some condos, and new modern lakefront builds.
- HOA: $153 a month median. Many listings note gated sub-communities.
- Commute: the longest on this list, about 31 minutes to the Strip without traffic.
Also Worth a Look
- Seven Hills: an 89052 community where some sections are gated. Recent sales had a $612,000 median and a $73 median HOA.
- MacDonald Highlands: guard-gated hillside luxury, with a $2,250,000 median over 19 recent sales and HOA dues starting around $330.
- Aries and Meriden: Henderson's newest master plans, both opened in 2026. See my Aries Parklane model tour.

What to Check Before You Buy in Any Henderson Neighborhood
- Which associations the home belongs to. A master HOA plus a sub-association is common. Get the Nevada resale package (NRS 116) and read the budget and any assessments.
- SIDs or LIDs. Look up the parcel on Assessment Management Group.
- School assignment. Check the exact address on the CCSD zoning search.
- Age-restricted rules. In 55+ communities like Sun City Anthem, read the association's occupancy rules before you buy.
- Age of big-ticket systems. Roof, A/C, water heater and pool equipment, especially in 1980s and 1990s homes.
