Turnberry Towers Las Vegas Condos (2026): Prices, HOA & Amenities

Turnberry Towers is a pair of 45-story residential condo towers at 222 and 322 Karen Ave, just east of the Las Vegas Strip near the Sahara, with 636 residences between them. As of Oct. 27, 2026, 32 condos were listed for sale in the two towers, asking $320,000 to $925,000, with a median asking price of $647,000 (Tomes Realty, GLVAR MLS data).

Why buyers are looking at Turnberry Towers

• Gated, staffed living. Gated entry with 24-hour staff and valet (Tomes Realty).
• A resort-style courtyard. A pool deck, fitness center, tennis courts and a pet park (Las Vegas Homes and High-Rises).
• A central location. About 8 minutes by car to the Bellagio, 7 minutes to Fremont Street and 16 minutes to the airport without traffic (OpenStreetMap routing, run Oct. 27, 2026).
• Residential, not a condo-hotel. No short-term rentals, with a 6-month minimum lease (Las Vegas Realty Group).
• One- and two-bedroom plans from 814 to 1,657 square feet listed right now (Tomes Realty).

From the building profiles: - Gated entry with 24-hour staff and valet; resort pool deck; fitness center; residents' lounge (Tomes Realty) - BBQ area, concierge, tennis courts, pet park and storage (Las Vegas Homes and High-Rises)

What I showed on camera at the West Tower: - A valet desk, front desk, business center, management office and fitness center off the lobby, with access to the pool - Water-leak sensors that automatically shut off water to a unit when a leak is detected, which matters in a building where units stack above and below you - An all-electric building

Unlike the Turnberry Place towers next door, Turnberry Towers is gated but isn't tied to a private club membership (Tomes Realty).

Condos for Sale Right Now

Source: Tomes Realty building page, GLVAR MLS mirror synced Oct. 27, 2026. The median asking price works out to about $445 per square foot. Counts change daily.

Recent activity: 10 units closed between August and October 2026, including two 1,405-square-foot 2-bedroom units on the 11th and 24th floors (same source). Tomes estimates the current listings represent about 8.4 months of supply at that pace, so buyers have choices and pricing by floor and view matters.

Floor plans & views

Listed plans run from 814 square feet (1-bedroom) to 1,657 square feet. View and floor change value a lot inside the same building. On my tour, I point out that a lower floor can feel closer to the city lights, while units facing the other tower or the mountains see something completely different.

HOA Dues & What They Cover

Dues depend on the unit's size and tower. Homes.com lists Turnberry Towers dues of $215 to $1,180 a month, covering internet, grounds maintenance, sewer, security, trash and water (Homes.com). Some units pay two associations, a tower association plus the master association, like #601 above, so add them together.

Before you buy, read the HOA resale package, including the budget, reserves and any pending assessments. Nevada gives you until midnight of the 5th calendar day after you receive it to cancel in writing (NRS 116.4109). My high-rise guide covers what to look for.

Rental Rules

Turnberry Towers is residential. Sources list a 6-month minimum lease and no short-term rentals (Las Vegas Realty Group; Las Vegas Homes and High-Rises). If you want a unit you can rent nightly, look at the condo-hotels in my high-rise comparison instead. Always confirm current rules in the CC&Rs and resale package.

Financing Notes

• Cash and conventional loans are the most common paths in towers. Ask your lender to confirm the building's eligibility before you write an offer.
• FHA and VA require project approval (or FHA single-unit approval). Check HUD's condo search and have your lender confirm.

Pros - Gated, staffed towers with valet and a resort-style courtyard - Central location between the north Strip, downtown and the Convention Center - Wide range of sizes and prices, from 814-square-foot 1-bedrooms to 1,657-square-foot plans - Residential rules: no nightly rentals

Cons - HOA dues are a big monthly cost, and some units pay two associations - 32 listings against 10 closings in three months means some units sit; price and view matter - No nightly rental option if that's your plan - Event traffic on the north Strip can add to drive times
