New Construction Homes in Henderson NV: 2026 Builder & Community Guide
Henderson has some of the most active new-home building in the Las Vegas Valley right now. It's Nevada's second-largest city, with about 364,000 people per the state's certified July 1, 2025 estimate (Nevada Department of Taxation), and several large master plans are still building.
Why buyers are looking at new construction in Henderson
- Several master plans to choose from. Aries in east Henderson, Meriden in central Henderson, and Cadence off Lake Mead Parkway are all selling new homes (Review-Journal; KB Home; Cadence).
- A wide price range. Starting prices in this guide run from $316,990 at KB Home's Meadows at Meriden townhomes to $599,990 for Pulte's Parklane at Oasis Canyon, as of October 26, 2026 (KB Home; Pulte).
- Single-story options. Pulte's Desert Mesa and Oasis Canyon neighborhoods at Aries are both single-story (Pulte).
- Room to grow. Aries is planned for up to about 3,000 homes and Cadence for up to 12,250 (City of Henderson; Cadence).
- Builder incentives. Pulte was showing reduced prices on several quick move-ins at Sora at Aries when I checked (Pulte).
In just the past few weeks I've toured and filmed models at two brand-new master plans, Aries in east Henderson and Meriden in central Henderson. In this guide I'll go through where the new construction homes in Henderson NV are, what builders are asking, which floor plans stood out to me, and how to buy new without overpaying. My model tour videos are at the end.

Why Buy New Construction in Henderson?
Henderson is Nevada's second-largest city, with about 364,000 people per the state's certified July 1, 2025 estimate (Nevada Department of Taxation). It also has open land and several large master plans still building. Here's why buyers choose new homes here:
- Builder incentives. Builders often offer rate buydowns or price cuts, especially on quick move-in homes. For example, Pulte was showing reduced prices on several quick move-ins at Sora at Aries when I checked (Pulte).
- Modern floor plans and efficiency. KB Home, for example, says its Meriden homes are designed to be ENERGY STAR® certified (KB Home).
- You choose the finishes. You pick the options you want, not the ones a previous owner picked.
The trade-offs: you may wait months for a to-be-built home, you'll pay for backyard landscaping in many cases, and lot premiums and upgrades can add up fast. I cover all of that below.
Aries (East Henderson): Pulte's Newest Master Plan
Aries opened in September 2026 on more than 1,100 acres along Lake Mead Parkway, across from Lake Las Vegas. It's planned for up to about 3,000 homes in 24 neighborhoods. Pulte Homes is selling now, Del Webb is expected to follow, and Richmond American and D.R. Horton have bought lots (Las Vegas Review-Journal; City of Henderson). Aries sits on the former Three Kids Mine site, and city officials said remediation was complete in June 2026 (Review-Journal). Ask the builder for its environmental disclosures and read them.
Pulte has three neighborhoods selling at Aries. Starting prices below are from pulte.com, checked October 26, 2026:
Desert Mesa at Aries: Single-Story, Smaller Footprint
- Independence: Size 1,507 sq ft; Beds / Baths 3 bd / 2 ba; Starting price $460,990
- Verbena: Size 1,546 sq ft; Beds / Baths 2–3 bd / 2 ba; Starting price $467,990
- Hewitt: Size 1,721 sq ft; Beds / Baths 3 bd / 2 ba; Starting price $485,990
All three are single-story with 2-car garages (Pulte – Desert Mesa). The Hewitt has a courtyard entry that opens into a flex space. My tours of the Hewitt, Verbena, and Independence are in the video section at the end.
Sora at Aries: Two-Story, More Bedrooms
- Camelia: Size 2,134 sq ft; Beds / Baths 3 bd / 2.5 ba; Starting price $463,990
- Saffron: Size 2,385+ sq ft; Beds / Baths 4–5 bd / 2.5–3.5 ba; Starting price $489,990
- Modena: Size 2,489 sq ft; Beds / Baths 4–5 bd / 2.5–3.5 ba; Starting price $495,990
(Pulte – Sora). The Saffron has a first-floor owner's suite, which is less common in a two-story plan. My Camelia, Saffron, and Modena tours are at the end.
Oasis Canyon at Aries: Larger Single-Story
The Stella, Gardengate, and Parklane plans run from about 2,210 to 2,519+ sq ft, with starting prices from $569,990 to $599,990 (Pulte – Oasis Canyon, checked October 26, 2026): Stella from $569,990, Gardengate from $579,990, and Parklane from $599,990. I wrote a full breakdown of the Parklane, including the upgrade costs and lot premiums I was quoted.

Meriden (Central Henderson): KB Home Townhomes and Single-Family
Meriden is KB Home's master plan at West Galleria Street and North Stephanie Street, near I-11 and I-215. KB opened five communities there in April 2026: Avenues (three-story townhomes), Glades and Liberty (two-story single-family), Meadows (two-story townhomes), and Peaks (three-story single-family). Planned amenities include a dog park, an exercise park, a playground, and paseos and walking paths that connect the community (KB Home press release). It's across the street from Galleria at Sunset (KB Home).
Starting prices from kbhome.com, checked October 26, 2026 (homesite premiums may apply):
- Avenues at Meriden: Home type 3-story townhomes, up to 4 bd; Size range ~1,574–1,947 sq ft; Starting price $338,990
- Liberty at Meriden: Home type 2-story single-family, 1-car garage, up to 3 bd; Size range ~1,353–1,765 sq ft; Starting price $348,990
- Peaks at Meriden: Home type 3-story single-family, up to 4 bd; Size range ~1,720–2,320 sq ft; Starting price $381,990
- Glades at Meriden: Home type 2-story single-family, 2-car garage, up to 5 bd; Size range ~1,572–2,469 sq ft; Starting price $436,990
- Meadows at Meriden: Home type 2-story townhomes, up to 4 bd; Size range ~1,396–1,657 sq ft; Starting price $316,990
Sources: Avenues, Liberty, Peaks, Glades, Meadows, all checked October 26, 2026.
For buyers who want new construction at a lower price point in a central location, Meriden is one of the first places I'd look. My KB tours of the 1947 plan at Avenues, the 1477 plan at Liberty, and the 2320 plan at Peaks are at the end.
Three-story tip: walk the stairs a few times at the model. In many three-story plans the main living area is on the second floor, so think about grocery trips and moving day. Also ask the sales team which structural options each plan offers, such as a ground-floor bedroom, since those have to be chosen before construction.
Cadence (Central Henderson): Established Master Plan, Multiple Builders
If you'd like new construction in a community that's already built out around you, look at Cadence. It's a 2,200-acre master plan off Lake Mead Parkway, planned for up to 12,250 homes. It has nearly 450 acres of open space and a nearly 50-acre Central Park with splash pads, pickleball courts, two amphitheaters, and a seasonal pool. Homes range from about 1,300 to 4,425 sq ft and include single-story, two-story, and three-story homes plus townhomes. Cadence says there are no SID/LID fees, and there's a master HOA (Cadence FAQ). Cadence's September 2026 new home guide lists seven active builders: Beazer Homes, Century Communities, D.R. Horton, Lennar, Richmond American Homes, Taylor Morrison, and Woodside Homes. Their neighborhoods start from the mid $300s for townhomes up to the mid $600s for Richmond American's larger two-story homes (Cadence New Home Guide, checked October 26, 2026).
How to Buy New Construction Without Overpaying
- Bring your agent on the first visit. Most builders require your agent to register you the first time you visit or inquire. If you walk in alone, you may lose the chance to have your own representation on that home. Buyer-agent compensation is negotiable and set in a written buyer agreement you sign with your agent. Builders may offer to cover some or all of it, so I'll ask each builder what it's offering on the home you want.
- Compare quick move-ins with building from scratch. Quick move-ins often carry the biggest discounts. At Sora at Aries, for example, Pulte listed some quick move-ins tens of thousands below their original prices when I checked (Pulte).
- Know what the rate incentive requires. Builder rate offers usually require the builder's affiliated lender, have deadlines, and depend on credit. Pulte's rate examples, for instance, involve Pulte Mortgage and come with conditions (Pulte). Compare the full cost, not just the rate.
- Price out lot premiums and structural options early. Things like extra rooms or sliding doors have to be decided before construction. Paint and fixtures can often wait until after closing.
- Budget for what's not included. HOA dues, window coverings, and backyard landscaping often aren't included. Builders don't always publish HOA amounts (Pulte's Aries pages, for example, say community association fees may be required without listing an amount), so get the total monthly dues for your lot in writing before you sign (Pulte, checked October 26, 2026).
- Get your own inspection. Even on a brand-new home, schedule inspections before drywall and before closing.
